Introduction

Bristol City Council own the freehold to the site and have agreed to grant a long lease to Railpen.

The Railways Pension Scheme is one of the UK’s largest and longest established pension funds. RPMI Railpen is responsible for the safekeeping and investment of the scheme’s 350,000 members who are connected to the railway industry including Engineers, operational train staff, British Transport Police, and Senior Management.

Our mission is to pay our members’ pensions securely, affordably and sustainably.

To achieve this we invest the scheme’s assets to generate strong investment returns over the long term. Specifically in relation to property and real assets Railpen invests through multiple mechanisms including the acquisition of existing investments and direct development. Being a long term holder, and free of the constraints experienced by asset managers, we use the size of our assets to invest wisely and influentially and with greater flexibility in terms of investment criteria.

Background

The site occupies an area of approximately 0.33 hectares (ha) within Bristol City Centre and comprises a roughly rectangular plaza in the harbourside area of Bristol, with an additional smaller ‘spur’ to the northwest currently used as part of a service yard.

The freehold is owned by Bristol City Council and Railpen/Bell Hammer have entered into an agreement for lease and are currently are in pre-application discussions with the Local Planning Authority.
